Top selling Zachary agent Carrie Godbold says we’ll see an influx of buyers before the end of the summer.
Early summer is always slow across the region, Godbold says, a result of the heat and most people’s tendency to take vacations in June. But after the 4th of July, she says, things pick up at a rapid clip as people start thinking about back to school and being settled in their new homes for the fall holidays.
31 properties sold in Zachary in the month of June. The average sold price in Zachary in June was about $320,000, and those homes averaged 61 days on the market and $158/square foot. The most anything sold for in Zachary in June was $700,000.
“The homes that are moving are all over the board, price-wise,” Godbold says, and there’s no strong pattern that indicates buyers are preferring one size, age, or neighborhood over another.
By comparison, June of 2023 had 52 homes pending and 47 sold homes, with a high of $510,000 and an average sold price per square foot of $150/sf, and the same average of 61 days on market. The average sold price in June last year was $302,000. That’s great news for Zachary homeowners, Godbold explains. “Homes are still selling, and maintaining their values,” she says.
At present, there are 60 homes pending in Zachary and 131 active listings of move-in ready homes. Godbold recommends sellers stay on top of preventative maintenance, taking any idle time on the market to continue deep cleaning, lawn and flower bed refreshing, and purging or packing away any unnecessary items. It’s just a matter of weeks now until the annual fall market uptick in showings and sales!
